
TAB provided a £1,265,000 bridging facility over 12 months at 55% LTV, secured against a residential development in Cowbridge, Vale of Glamorgan.
The site, formerly farmland, is being developed into three detached dwellings, including a barn conversion and bungalow, alongside a larger main building currently under construction.
The borrower, an experienced developer and landlord, required funding to refinance an existing facility while releasing capital to complete the development.
TAB structured the facility to redeem the existing lender and support ongoing works, enabling the borrower to maintain momentum on the scheme.
