£1,529,500 bridging facility for multi-asset commercial investment

TAB provided a £1,529,500 bridging facility over 12 months at 70% LTV, secured against a portfolio of retail and mixed-use assets in South Oxhey. 

The primary security included a terrace of four newly built ground floor commercial units within a large-scale mixed-use regeneration scheme, alongside a retail unit with a self-contained three-bedroom flat above.

The borrowers, experienced property investors with a portfolio of 16 residential and commercial assets, required funding to acquire four adjacent new-build commercial units as investment properties within the regeneration development.

TAB structured the facility at 70% LTV, supporting the acquisition while leveraging additional mixed-use security to provide a balanced and controlled lending position.

The funding enables the borrowers to complete the purchase and progress letting of the commercial units, establishing income across the portfolio while benefiting from the wider regeneration of the area.

The exit strategy includes the sale of residential elements following light refurbishment and the refinance of income-producing assets onto longer-term facilities.
